Real Estate Development Associate

Kirkland, WA

A commercial real estate owner, developer, and investment firm is looking for a highly motivated individual to join their team as a Development Associate. This person will report to the Development Manager and is expected to coordinate and support multiple ground-up development projects and capital improvements on existing properties across the West Coast.

The ideal candidate will have a minimum of five years of experience working in civil engineering, construction, or commercial real estate development. This individual will have a key role in driving projects forward through each phase of the entire development lifecycle and ensuring financial goals and project milestones are achieved. The position will also support the Managing Director in evaluating potential development land opportunities.

Development Associate Responsibilities:

  • Manage the Solar and early Utility design and approval process from start to finish.
  • With assistance from Construction Manager, manage the Solar and early Utility construction process from start to finish.
  • Manage the consultants and prepare submittals for certain agencies (solar, dry utility, water district, etc.).
  • Evaluate project design alternatives and their impact on the project schedule and budget.
  • Coordinate with Construction Manager to complete one-off construction items.
  • Assists in market and zoning research and feasibility analysis for new land pursuits.
  • Assist with the development of massing studies and initial site plan concepts.
  • Take lead role with coordinating preliminary site due diligence (geotechnical, environmental, etc.)
  • Solicit contract proposals as assigned by the Development Manager.
  • Understand and prepare for the pre-application process with Authority Having Jurisdiction.
  • Ability to assist with preliminary cost estimate preparation.
  • Manage tasks assigned by the Development Manager for the completion of conditions of approval.

Development Associate Qualifications:

  • Excellent interpersonal skills, strong organizational and communication skills.
  • Possess strong attention to detail, and the ability to prioritize and be flexible in a fast-paced environment with competing priorities.
  • Ability to work effectively in situations where the process is unknown but the goal is identified.
  • Ability to take on smaller scopes of work with minor oversight.
  • Ability to deal with a variety of different stakeholders to meet project objectives.
  • Basic understanding of the development life cycle (design process, entitlements, construction, operations).
  • Strong working knowledge of Microsoft Office, Bluebeam, Procore, MS Project/Smartsheet.
  • Ability to work with internal and external teams.
  • Desire to identify, implement, and drive process improvement.

Education and Experience Requirements:

  • BA/BS in Civil Engineering, Land Planning, or Construction Management.
  • 5+ years of experience preferred in a real estate development-related field and project management experience.
