Architectural Designer/ Architect (Residential & Commercial / Mixed-use)

Compensation: $60,000–$80,000 USD
About the role
We’re looking for a well-rounded Civil Engineer (license not required) who can own design and documentation for residential, small-to-mid commercial, and mixed-use projects. You’ll move quickly and accurately from concept through permit, coordinate directly with consultants and city reviewers, and support field work on active sites.
What you’ll do
•\tLead design and produce full permit/construction drawing sets for residential and light commercial/mixed-use projects.
•\tDraft plans, elevations, building sections, details, and code-compliant sheets.
•\tPrepare simple structural and MEP layouts when appropriate, and coordinate closely with civil, structural, MEP, landscape, and other consultants.
•\tReview and mark up shop drawings; respond to city plan check comments; coordinate directly with AHJs/plan reviewers.
•\tParticipate in jobsite walks; verify field conditions; issue revisions/RFIs as needed.
•\tContribute to interior design (finish schedules, lighting/fixture layouts, millwork details) and simple residential landscaping concepts.
What you bring
•\t2–3+ years professional experience minimum; 5+ years preferred, with a track record delivering residential and commercial or large-scale projects.
•\tStrong construction knowledge and ability to read and interpret drawings/specs.
•\tProven ability to produce complete, coordinated sets (permit and CD) and clear architectural details.
•\tExcellent cross-discipline communication; comfortable driving consultant coordination and timelines.
•\tFluent English (including listening/comprehension) is required; Mandarin (中文普通话) is a plus.
•\tHigh learning agility, practical judgment, and reliable follow-through.
•\tProficiency in your core tools (e.g., AutoCAD/Revit, Adobe, Bluebeam; Microsoft Office)

•\tAbility to meet permitting deadlines and adapt to fast-moving project needs.
Compensation
•\tSalary: $60,000–$80,000 USD per year, commensurate with experience.
